What are Deed
Restrictions? |

A. |
Deed Restrictions are legal binding regulations that are
placed into the deed of a property that restrict the things
a homeowner can and can't do with their property. Deed
Restrictions enforcement has consistently been one of the top
issues for Northdale homeowners. |

The Deed Restrictions are legal covenants between homeowners. Each homeowner has the right to enforce compliance
to the deed restrictions from other fellow homeowners. |

The Northdale Civic Association can assist you in enforcing
these deed restrictions upon the receipt of a written
complaint. |

What should I do if I get a letter from the Deed Restriction
Committee? |

A. |
Read the letter carefully. You may not know you
violated a deed restriction. Usually it is something
quite simple and can easily be rectified. |

If you are unsure of the issue the letter is addressing,
please feel free to use the information in the letter to
contact a member of the Deed Restriction Committee. |

How do I report a deed restriction violation in my area? |
|
A. |
Residents can request an investigation of deed restriction
violations. Complaints (in most neighborhoods) do not
necessarily need to be in writing. The NCA conducts periodic
neighborhood reviews and will act on their findings when
needed. If you wish to file a complaint, use the form we
provide on our website at
www.northdale.org and send it to NCA Deed Restrictions,
P. O. Box 340037, Tampa, FL 33694; or, leave a detailed
message on our voice mail at (813) 960-1933. We will need to
know who you are, and how to reach you. We will then
investigate the complaint. Forms are also available at
District 1 Community Resource Deputy Office, 15610 Premier
Drive. |

When a violation occurs a letter will be sent to the
violating homeowner with a request to correct the problem.
After a reasonable amount of time passes, and the problem
persists, the coordinator may contact you with the available
options. Some of these options could include legal action
against the violating homeowner.

NCA
membership runs annually from June 1 to May 31. Annual membership is
$35.00. Applications are available by clicking

What days are trash pickups? |

A. |
Pickup days for Northdale are Tuesdays and Fridays. Normal
trash, recycling and yard debris pickups vary by
neighborhood. If you have any questions or problems
regarding trash pickups in Hillsborough County, call
272-5680 or Waste Management at 621-3053. |

bulbs? |

Tampa Electric Company – TECO – maintains the street lights.
You should obtain the pole number and call 223-0800 to
report the problem. |

Some of Northdale’s ponds are maintained by the Northdale
Special Dependent Tax District. Many ponds are on
homeowner’s property and the owners are responsible for
their maintenance. Contact the NDSTD administrator at
685-6473 with any additional questions. |

What happened to the reclaimed water project for Northdale? |

A. |
The CIT, Community Investment Tax, allocation for Northdale
would have only paid for the main lines to each subdivision.
Each homeowner would have been charged $2,600.00 for hookup
to the system. None of the subdivisions in Northdale
expressed enough interest at that price. The County
abandoned the project for lack of support. |

Call the Harassment Calls Department of your local phone
service Verizon customers can call 1-800-257-2969. All
others can check with their individual service provider. |

so? |

A. |
During the week of May 8, 2000, Hillsborough County passed
severe emergency water restrictions and they have been
renewed after review every year since. Residents may water
one day per week and that day is determined by your property
address. Check with the Hillsborough Water Department or
BOCC for the proper day. |
